This dragon keeps appearing when I write, I'm sure it's not me!!! I believe tolkein only sold the films right to the hobbit and lots. The tolkein estate own all other film rights and are not prepared to release them.

Correct, as I understand it the Tolkien estate weren't too happy with the hobbit films, so the chances of them selling the rights to any more middle earth goodness aren't great!
(Not to mention how much cheek is in the tongue of this article)

The rights to all works (save The Hobbit and The Lord of the Rings) still rest with the Tolkien Estate and they have shown no inclination to sell them. Of course, one day they will become public domain, in any case, so it is inevitable that some form of adaptation will happen, just perhaps not in our lifetime!

Yeah, to be fair I never expected to see another Star Wars film, so I guess it'll happen eventually
